I've walked this path with a lot of clients, and more often than not, they end up loving Newmarket more than they expected to.

Newmarket sits at the northern edge of practical GTA commuter range, and that geography has kept prices lower than its southern York Region neighbours. But the amenities, infrastructure, and community quality have been quietly catching up for years.

The Case for Newmarket

Newmarket is a proper town — population around 90,000 — with real civic infrastructure. Southlake Regional Health Centre is one of the most important hospitals north of Toronto, which matters more than most buyers acknowledge when they're house-hunting with young kids or aging parents. The town has invested meaningfully in its downtown Main Street corridor, and the results show.

The revitalized Main Street Newmarket is worth your time. Independent restaurants, cafes, local retail, and a farmers market create the kind of streetscape that suburban municipalities usually have to manufacture. In Newmarket, it evolved organically, and it's better for it.

For buyers who've been priced out of Aurora or are simply looking for more space for their budget, Newmarket delivers. You can buy a four-bedroom detached home here at a price point that gets you a semi-detached further south.

Newmarket's housing stock spans everything from century-old homes near the downtown to new construction at the edges of the municipality:

  • Historic Downtown / Main Street — Character homes, walkability to Main Street amenities, and proximity to Newmarket GO. Older stock means charm but also maintenance consideration.
  • Stonehaven — Upscale established neighbourhood in the south end with larger homes and a strong community feel. Consistently one of the most in-demand areas in town.
  • Woodland Hill — Newer family neighbourhood with modern builds, good school access, and quiet streets. Popular with families relocating from the city.
  • Central Newmarket — Mid-town area with a mix of ages and styles. More affordable entry points, good for first-time buyers.
  • Glenway — Active new construction development with townhomes and detached builds. If you want new construction without going to Barrie or Bradford, this is it.

  • Newmarket GO Station (Barrie Line) — One of the more accessible and well-serviced north-end GO stations. Peak-hour service to Union Station runs in approximately 65–80 minutes. Multiple trains in the morning and evening rush windows.
  • Highway 404 — Southbound to Toronto. Connects to the DVP/404 corridor for downtown-bound drivers.
  • Highway 400 — The main arterial for westbound commuters heading to Vaughan, Brampton, or Barrie. Newmarket sits right at the intersection of 400 and 404 — that's a genuine geographic advantage.

For buyers who work in Vaughan, Brampton, or anywhere along the 400 corridor, Newmarket may actually offer a shorter drive than Aurora or Richmond Hill. That's an underappreciated point.

The Value Equation

The honest pitch for Newmarket is simple: you get more house, more lot, and more community than you'd get further south for the same budget. The GO Train removes the isolation concern. The revitalized downtown removes the "nothing to do here" concern. Southlake addresses the healthcare concern.

What you trade off is some prestige-neighbourhood cachet and a slightly longer commute than Aurora or Richmond Hill. For a lot of buyers, that's a very reasonable trade.

For investors, Newmarket's rental market is solid — Southlake and the proximity to Upper Canada Mall create consistent rental demand from healthcare workers, retail staff, and young families not yet ready to buy.
