When buyers come to me wanting the best of what Vaughan has to offer — newer construction, strong school catchments, quiet streets, and a sense of having arrived somewhere — two names come up immediately: Vellore Village and Islington Woods. They're different in character, but both deliver on the premium promise in ways that other Vaughan communities are still working toward.

These aren't starter neighbourhoods. They attract move-up buyers, professionals with families, and people relocating from Toronto who want more space without sacrificing quality. If you're looking at this tier of the market, here's what you actually need to know.

Vellore Village: Planned Excellence West of the 400

Vellore Village sits west of Highway 400, anchored around Major Mackenzie Drive. It was developed as a master-planned community, which shows in the way the streets are laid out, the parks are positioned, and the commercial nodes are placed. This isn't a neighbourhood that grew organically — it was designed with families in mind, and it shows.

The housing stock is predominantly newer builds from the 2000s through the late 2010s. You'll find detached homes on generous lots, well-built by some of Vaughan's more respected builders. Interior finishes in this tier tend to be above average — upgraded kitchens, nine-foot ceilings on the main floor, and the kind of layout that works for modern family life.

The school situation is a major draw. The St. Jean de Brébeuf Catholic High School catchment covers a significant portion of Vellore Village, and it's one of the more respected Catholic secondary schools in York Region. Families making their school decision often let that catchment drive their neighbourhood decision — and Vellore Village benefits directly from that calculus.

Vaughan Mills is close, Cortellucci Vaughan Hospital opened in 2021 just minutes away, and Highway 400 and 407 access means you're connected in every direction. This is a neighbourhood built for people who want to live in the suburbs and actually mean it.

Islington Woods: Where Vaughan Gets Quiet

Islington Woods is a different feel entirely. Tucked near Highway 27 in the northwest part of Vaughan, this community is defined by its wooded setting. The lots are larger, the homes are more custom in character, and the overall atmosphere has a privacy to it that's genuinely hard to find anywhere this close to Toronto.

Buyers who end up in Islington Woods typically weren't looking for it — they stumbled onto it while searching elsewhere and found themselves driving down a tree-lined street wondering why they hadn't heard of this place before. That reaction is common. The neighbourhood keeps a lower profile than Vellore, but serious buyers in this price range know it well.

The homes here skew custom and semi-custom, with larger footprints and estate-quality landscaping on many properties. You're not going to find a cookie-cutter streetscape. That's part of the appeal for buyers who've outgrown planned subdivisions and want something with more individual character.

What Homes Sell For

Across both communities, detached homes generally trade in the $1.3 million to $2.5 million range, with the upper end representing larger custom builds on premium lots in Islington Woods. Days on market typically runs around 20 days for well-priced properties — this is an active segment where hesitation costs buyers.

The price spread is significant enough that buyers should come in with a clear sense of their priority. Vellore Village gives you newer construction and community infrastructure at the lower end of that range. Islington Woods gives you size, privacy, and character at the upper end. Both are defensible decisions.

The Hospital Factor

Cortellucci Vaughan Hospital is worth mentioning specifically because buyers with young families and aging parents consistently bring it up. Having a full-service hospital within five minutes of home matters in ways that don't show up in listing descriptions but absolutely factor into quality of life. Both Vellore Village and Islington Woods benefit from this proximity.

At this price point, the difference between the right home and the wrong home isn't always visible on paper. I've walked buyers through homes in both communities that looked identical on paper but felt completely different in person. Street orientation, neighbour dynamics, proximity to the conservation land buffer in Islington Woods — these things matter and they don't show up on a floor plan.
